Summerlin is a 22,500-acre master planned community nestled in the foothills on the western rim of the Las Vegas Valley, adjacent to the internationally renowned Red Rock National Conservation Area, that offers open spaces, glistening views, the smartest schools, a new-urbanist Downtown and the most diverse collection of housing in Southern Nevada.

The Cliffs Now Open
Nestled along the base of the Spring Mountains, The Cliffs draws its name from the rugged ridgeline that forms the backdrop to the village. The sloping topography naturally demands rugged contemporary architectural designs that blend with the surrounding environment. Neighborhoods in The Cliffs village will maximize views of the valley and the adjacent Spring Mountains, with some neighborhoods specifically sited and terraced to allow for unobstructed views. To further maintain the area’s natural beauty, parcels of land within the village have been set aside to remain undeveloped. Small parks and long walking paths with elevated rest stops and open spaces for overlooks are planned throughout the village to connect the Summerlin Trail System.
The village is home to Faiss Middle School, Wet ‘n’ Wild water park and Faiss Community Park & Aquatic Center and its adjacent to Bishop Gorman High School, a private Catholic college preparatory school.
Regency, a luxury, age-qualified, 100-acres neighborhood by Toll Brothers opened in early 2016. In addition, The Cliffs village also welcomed its second neighborhood, Vistara by Pulte Homes in June 2016. Other developing neighborhoods in The Cliffs will include homes by Woodside Homes, Lennar and Toll Brothers.
The Paseos is anchored by the 13-acre Paseos Park with basketball courts, shaded play and picnic areas, large green space and interactive water feature. The 14-acre Fox Hill Park and a new public elementary school are slated to open in 2016.
