The Summerlin® master planned community spans 22,500 acres along the western edge of the Las Vegas valley and is today home to 130,000 residents. Known for its exceptional quality of life, Summerlin is in a league of its own, offering more amenities than any other Southern Nevada community with nearly 100 actively selling new home floorplans in a wide range of styles, elevations and price points. In fact, the Summerlin brand is so revered, buyers often seek homes in the zip codes with which the community is most often associated, according to Brian Gordon, principal with Applied Analysis.

“Year in and year out, homes in Summerlin garner some of the highest rates of price appreciation throughout the Southern Nevada community,” said Gordon. “The strong demand for residential product in the master planned community is reflected in the stability of pricing and overall premiums in both the new construction and resale segments of the market.”

According to Danielle Bisterfeldt, Senior Vice President of Marketing and Consumer Experience for Summerlin, the community’s primary zip codes are 89134, 89135, 89138 and 89144, with some neighborhoods falling in 89128, 89145, 89148 and 89161.

“It’s important for homebuyers and business owners to understand that Summerlin’s borders don’t align with zip code lines,” Bisterfeldt said. “Instead, the community‘s boundaries are defined by the land purchased by Howard Robard Hughes, Jr. in the 1950s and later adjusted and refined through two land exchanges in 1988 and 2002 with the Bureau of Land Management to preserve Red Rock Canyon National Conservation Area.”

“A Summerlin address is a significant distinction for many homeowners when they are purchasing a home—one of the most important decisions of their life,” she continued. “So, for those who desire to live in the community, ensuring their home falls within the community’s boundaries is critical to enjoy the Summerlin lifestyle. Likewise, businesses that are located outside of the community’s boundaries sometimes mistakenly presume a Summerlin locale, so we always encourage owners to review our Summerlin border map at Summerlin.com to ensure accurate marketing of their business location.”

Now in its 35th year of development, Summerlin offers more amenities than any other Southern Nevada community. These include 300-plus parks of all sizes; 200-plus miles of interconnected trails; resident-exclusive community centers; 10 golf courses; 26 public, private and charter schools; a public library and performing arts center; Summerlin Hospital Medical Center; houses of worship representing a dozen different faiths; office parks; neighborhood shopping centers; and, of course, Downtown Summerlin®, offering fashion, dining, entertainment, Red Rock Resort, Class A office buildings, City National Arena, home of the Vegas Golden Knights National Hockey League practice facility, and Las Vegas Ballpark, a world-class Triple-A baseball stadium and home of the Las Vegas Aviators.

In total, Summerlin currently offers over 100 floorplans in approximately 20 neighborhoods throughout eight distinct villages and districts. Homes, built by many of the nation’s top homebuilders, are available in a variety of styles—from single-family homes to townhomes, priced from the $400,000s to more than $1 million.
